21 Isn't My Dream Home Anymore!

I've lived at 21 for a long time. When I moved in, it felt like a lived in a high rise condo on Turtle Creek. Now, it feels like I live in big apartment house - probably because of the number of renters. They treat the building just like any other aparment building.

Yesterday, someone let their dog urinate in the elevator lobby and didn't bother to clean it up. It's pretty unbelievable that anyone would do that. What's worse is that it happens a lot more than you can imagine. Sometimes it sits there for hours before it gets cleaned up. One time, I got on the elevator and the floor was all sticky. Someone's dog had urinated on the floor and it had almost completely evaporated - leaving a stinky sticky mess.

400 units is great if all or most are occupied by the owner, like it was when I moved here. But, with the number of tenants who live here now, there's no sense of grace, at all.

The management office treats us all like we are a bunch of renters.

I'd move except I'm retired on a fixed income and I can't afford anything else in the area.

It's not just the maintenance that has gone down hill.

I saw a huge pile of trash and household belongings out by the curb on Wednesday or Thursday. It looked like a lot of stuff was there that one wouldn't throw away except from duress. I think it was probably Mr. Stable's belongings that had been placed there by the police when they threw him out of his unit. I hope he was able to salvage the most important of his personal and household goods.

Color me disgusted.

I feel that the HOA is doing their best. The problem is that needed repairs were never done because of so many absentee owner/landlords. In addition, a lot of older people are living far beyond their means, continuing to live the Turtle Creek lifestyle on a shoestring. A former board member told me once that when they passed a $10.00 increase in the HOA dues years ago, residents cursed and spat on him. There are many fine and less expensive places to live in the Metroplex. I had to save up to buy my unit, and if I cannot continue to pay for this lifestyle, I will just pick up and go. No one owes me anything.

As to dogs, where do all of these large animals come from? I have never seen so many 60 and 80 pound animals in a highrise in my life! Large or small, dogs are urinating and pooping at all of the side entrances of the building, and it appears that dogs no longer have to be registered, nor does a pet deposit have to be made. Am I correct on this?

My understanding is that this foreclosure had nothing to do with whether the homeowner could afford the unit and that the HOA acted like little Hitlers and destroyed the homeowner just because they had the power to do so.

That is outrageous behavior and I can't imagine why anyone would want to be subject to the whims of a board conssting of megalomaniacs and sociopaths.

I came across this blog while researching the building after receiving my booklet on the repairs to the building which will cost me $32,000.00 (but that is another story). I am posting this message to inform whoever might be interested that in the spring of 2005 the 21 Turtle Creek Homeowners Association board voted in favor of foreclosing on my condominium when I not only did not owe ANY money to the association, I had already paid the following month's dues!!!!!!! And, the board was fully aware of this when they voted to foreclose!!! Their lawyer, Riddle, claimed that I owed him over a thousand dollars even though I had never seen a bill of any kind from his firm. I had to pay the amount he claimed I owed in order to prevent foreclosure but I did later get ALL of that money back.

I was promised by the then president of the board that they would discharge Riddle and find a different law firm to handle the association's affairs but, obviously, this has never occurred.

the HOA are not represently the owners fairly- they have taken it personally that the massive assessment was not passed- they even misrepresented the vote and held a party at the homeowners expense to try to solicit more votes after the election had been over for a week- the bylaws state they cannot spend over $25,000 except for a safety repair- not replacement- yet they choose to push ahead trying to look for a loophole to do what they want. this is unethical and probably will lead to a costly lawsuit while everyone would have agreed to the $330,000 assessment to do the actual repair. How arrogant can they be. If there are more foreclosures the property values will drop significantly-As it is the assessment proposal has killed the market in this building. I can't leave my name because these people can't be trusted.

We were told on August 20th that they would post the detailed financials the next day- how long does that take unless you are doctoring things?

I may have this wrong, and correct me if I do, you (Geoff Lewis) say you spent $30k on an attorney over $4000.00 owed to the 21TC HOA, If you had the money to spend on an attorney why didn't you just pay your dues?

Also, the absolute worst unit in this building would sell in a heartbeat for $50k. Why didn't you just sell it rather than let it be sold at auction for a ridiculously low amount when you could've avoided a foreclosure and walked away with substantially more than you did?
